Landlords are often more willing to permit an underletting than an assignment?
I'm sorry I need to clarify because I'm not too familiar with the terms used. Is the question "Are landlords more willing to sublet then to start a new lease with different tenants? If so I think the benefit leans more towards the landlord to sublet. The person on the lease is held responsible if someone sublets from them, it also requires less paperwork for the landlord and in many states (I'm not sure of your location) the person subletting is on a month to month and as such can get kicked out pretty quickly without repercussion towards the landlord. I believe they can be given 30 days notice regardless of contract. But the laws vary so I can't say for 100% certainty. |
